A Direct Booking Growth Story

ABOUT THE CLIENT
Maximus Mykonos is a boutique hotel on Mykonos, hosting an international guest base that spans Western Europe, the United Kingdom, the United States, Israel and the Gulf region.
Like every independent property on the island, its growth depends above all on one thing: filling rooms through its own website rather than paying a commission on every booking.
THE GOAL
The objective of the collaboration was clear from the outset — build a direct booking channel strong enough to stand on its own.
Key priorities were:
- Grow reservations made directly on the hotel’s website.
- Reduce dependency on third-party distribution channels.
- Reach high-value international travellers within the core Mykonos booking window.
- Keep media efficiency high, so that every euro invested returned measurable revenue.
OUR MISSION
Three Sixty took over the design and execution of a full-funnel performance strategy across Google and Meta, built around a single KPI: direct reservations.
The work covered:
- Google Ads (Search and Performance Max).
- Meta campaigns across prospecting, remarketing and conversion.
- Market and audience prioritisation.
- Continuous optimisation based on booking data rather than surface-level traffic metrics.

OUR PLAN & OUR STRATEGY
Our approach rested on three pillars: Google Ads, Meta and market prioritisation.
Google Ads
We structured the account to cover every stage of the search journey — from travellers actively looking for accommodation on the island, through to protecting the hotel’s own name on branded searches.
Meta
The strategy was designed as a sequence, from first contact with the brand to completed booking, with remarketing in the central role.
Market prioritisation & optimisation
Traffic volume and revenue rarely come from the same markets. We allocated budget according to where bookings were actually happening, adjusting continuously throughout the season.
RESULTS
Across the May – August 2026 season, the direct channel performed as follows:
- ROAS of 14.90 — every €1 invested in media returned close to €15 in direct booking revenue.
- 93.8% of website visitors were new users, showing that the campaigns genuinely expanded the hotel’s audience rather than recycling the existing one.
SUCCESS
The Maximus Mykonos case reflects a principle we apply to every hotel account: the objective is not traffic, but reservations.
With a strategy built around the booking funnel and continuous data-led optimisation, the hotel gained a direct channel that returns almost fifteen times its media investment.
